We offer a full and comprehensive estate agency service covering the whole of England and Wales.

Online Valuations

Our Free Online Valuation service can help potential home sellers judge the value of their current property.

Based on information provided via an online form, our experienced agents will research the local property market, identifying evidence of comparable properties either on the market or recently sold and cross reference this with land registry figures and accepted indices of house price movements. We will also consider the state of the property market both locally and nationally and use our skill and experience to estimate a realistic asking price. This information is then emailed to the customer, usually within 24 hours.

Estate Agency Service

As with other estate agents, our service operates on a “No sale / No fee” basis, which means that there is no up front charge and our fee is only paid on completion of the sale. If the seller changes their mind, or if the sale falls through for any other reason, no fee is due.

Unlike other agents however, our fee is set at just 0.75% of the final sale price (plus VAT).

Property details are either sent to us by the owners, or one of our local agents will attend the property and take all digital photographs and measurements. We put up a “For Sale” board and prepare professionally printed sales particulars which are then sent to potential purchasers on request.

Most people accept that these days the majority of buyers come via the internet. It is therefore vital that our properties have an online presence second to none. Full printable details including measurements and multiple pictures are therefore displayed on our web site and on some of the country’s largest national property web sites to ensure the widest coverage.

When an offer is received we will inform the seller and use our negotiation skills to achieve the best price possible.

A potential buyer’s “chain” will be checked to ensure it is complete and the buyer will be asked to provide evidence of their ability to finance the purchase.

Once a sale has been agreed, we will monitor progress and keep all parties updated with developments.
